[ARCHIVED] Re-Zoning and Development of corner Knox Ave & Travis Ave.

The Trammel Crow Company, on behalf of its partners, is requesting the rezoning of 4 acres located in Dallas at the corner of Knox Avenue and Travis Avenue.

The proposed mixed-use development is just east of the Town of Highland Park. The planned development includes food & beverage businesses with a green space, public restrooms, condominiums, a hotel, and other retail uses; with the maximum height of the project proposed to be 399 feet compared to the current height allowed by Dallas’ PD-193 zoning of 240 feet in height.  The City of Dallas Zoning Case number is # Z 212-125. The following issues may be important for your consideration:

  • The project may infringe on the use, enjoyment, and privacy of the Town's residents;
  • The building’s height may obstruct and/or reflect the sunlight at any such location;
  • The increased building height is incompatible with the adjacent zoning (i.e. much higher);
  • The density of the project is incompatible with the surrounding properties;
  • The proposed food & beverage court and park may create noise and lighting pollution, and;
  • The traffic generated by the development may be problematic, especially given the street configuration of the area as key intersections are already congested; thus approval of development may force additional traffic through adjoining neighborhoods.

What can you do?  

You may consider writing or calling the Developer, Mayor Eric Johnson, and/or  Council Member Paul Ridley expressing your opinion to the project. In addition, you may consider attending the Dallas Zoning Commission and or the Dallas City Council zoning public hearing registering your position with the City.
